White Flat Roof in Los Angeles 90049

For this white flat roof in Los Angeles 90049, QRS gave a two-story mid-century home a bright new roof: one large, clean white surface across the whole upper level, with every skylight, vent and the brick chimney built in.

A bright roof that reflects the Southern California sun

White is the point. A white, reflective flat roof turns the sun away instead of soaking it up, which helps keep the home cooler through Los Angeles summers. From the air, the roof reads as one clean, even surface, from the long front edge to the L-shaped section beside the courtyard.

Skylights, vents and a chimney, each one detailed

A flat roof with this many things coming through it needs care. There are three skylights, a raised window box, a brick chimney and a run of plumbing vents, and each one was detailed on its own: the skylights sit on white-finished curbs, the vents have their own flashing collars, and the chimney is worked into the roof instead of just roofed up to. Those are the spots where flat roofs most often let water in.

Straight rows and clean edges, end to end

The sheets run in long, straight rows across the full length of the roof, with even seams, and the roof edge along the gutter is finished clean. Nothing was left half-detailed: the roof looks as tidy up close as it does from the drone.

A dependable roof above the living space

This roof covers the home’s upper level, with a glass-railed terrace and a three-car garage below, so it protects the rooms and outdoor space people use every day. Flat roofs like this one are not an afterthought, and the details around the skylights and vents are what keep them watertight for the years ahead.
