General questions
Is the roof evaluation free? What is the $199 Roof Check?
Yes, the roof evaluation is free. We use drone footage to see the condition of your roof, explain what we find in plain English and give you a clear next step: repair, monitor, maintain or replace. The $199 Roof Check is optional. It’s a tune-up where we seal the vents, pipes and flashings as much as possible, and if you move forward with a repair or replacement, the $199 is credited toward the job.
Do I have to pay anything up front?
No. The roof evaluation is free, and if you choose the optional $199 Roof Check, there’s no deposit — you pay after the visit.
Do I need a full roof replacement?
Not always. Many roofs just need a targeted repair or a tile lift & relay. The free roof evaluation tells you what your roof actually needs, so you’re not paying for work you don’t need.
Will I know the price before work starts?
Yes. Before any work begins, you get a written scope and price. No pressure, no mystery pricing and no surprises.
What kind of warranty do you offer?
Our installs are backed by a 10-year workmanship warranty, and the roofing materials carry the manufacturer’s warranty, which depends on the product and its warranty tier. At the final walkthrough we go over your warranty with you in plain English.
Is Quality Roofing Specialists a licensed roofing contractor in Los Angeles?
Yes. QRS is a licensed, bonded and insured California roofing contractor: CSLB license #1061942, licensed since January 3, 2020. We work on homes and businesses across Los Angeles and Orange County.
What types of roofs do you work on?
We handle tile, shingle and flat roofing, including roof replacements, roof repairs, tile lift & relay, inspections and ongoing roof care.
What areas do you serve?
We serve homeowners across Southern California. Enter your ZIP code in our service area map to check your city, or call (310) 340-1643.
Roof repair
How much does a roof repair cost?
It depends on what failed and how much needs fixing. A cracked pipe boot or a few slipped tiles is a small job, while a failed valley, flashing or damaged decking takes more work. We trace the leak to its source first, then give you a written scope and price before any repair begins, so you know the cost up front.
Is there a warranty on roof repairs?
The materials in a repair carry the manufacturer’s warranty, and what it covers depends on the product and its warranty tier. Our 10-year workmanship warranty applies to new roof installs.
Do you work with insurance adjusters?
Yes, as our schedule allows. Our team is small, so we can’t always be there when the adjuster visits, but we’ll help you where we can, and our photos and written scope give you clear documentation to share with your insurance company.
A storm just damaged my roof. What happens first?
Call us. A roofer assesses the damage and photo-documents it, and when it’s needed, we put temporary protection such as a tarp in place to limit further water damage. Permanent repairs follow with a written scope and price, and our photos and written scope can be shared with your insurance company. Our emergency roof repair page has more detail.
When does repairing an older roof stop making sense?
When repairs keep chasing new leaks, or the roof covering is worn out across most of its surface, more patching only postpones the bigger job. Age alone isn’t the test, though; condition is. A free roof evaluation photographs the whole roof so you can see which side of that line yours is on.
Can you repair a roof you didn’t install?
Yes. We repair shingle, tile and flat roofs regardless of who put them on. We look at how the roof was built, match materials as closely as we can and tell you plainly if earlier work is part of the problem.
Can a small leak wait until the rainy season is over?
It’s a risky bet. Water that gets in can soak insulation, stain drywall and soften the roof deck long before the damage is obvious, and small openings tend to grow with each storm. Fixing it early usually keeps the repair small.
Do you repair roofs on commercial and HOA properties?
Yes. Offices, retail, warehouses and other commercial buildings get the same leak tracing and photo documentation, and the building stays open while we work; see commercial roof repair. Condo and townhome communities get one point of contact through our HOA & multi-family service.
Emergency and storm damage
Can you come out after hours or on a weekend?
Yes. Our field techs take emergency calls on weekdays and weekends outside regular office hours. Call (310) 340-1643 and we’ll let you know the next available time.
Should I climb up and look at the damage myself?
Please don’t. Wet roofing is slippery, storm-damaged areas can give way underfoot and tiles crack easily when walked on. Take photos from the ground or a window instead, and leave the roof to a roofer.
Do you tarp roofs after storm damage?
When it’s needed, yes. If the permanent repair can’t happen right away, a tarp or other temporary protection over the damaged area helps limit further water damage until it can. A tarp isn’t a repair, though: sun and wind wear it down, so the permanent fix should follow.
Do you work with my insurance company or adjuster?
Yes, as our schedule allows. Our team is small, so we can’t always be there when the adjuster visits, but we’ll help you where we can. Our photos and written scope can be shared with your insurance company, and they show what we found on your roof and exactly what the permanent repair includes, in plain English.
What if a leak starts without a storm?
We handle those too. Sudden leaks often come from a split pipe boot, a flashing that has let go or a valley packed with leaves, and they tend to show up in the first real rain of the season. We trace the leak to its source and fix it the way we handle storm damage, with photos and a written scope.
What if the damage is too much for a repair?
Sometimes a storm spreads damage across the whole roof, or exposes a roof that was already near the end of its life. We’ll show you that in photos and walk you through your options. For a full replacement, roof financing through Momnt Financing or Service Financing is available, subject to credit approval.
Roof replacement
How much does a roof replacement cost in Los Angeles?
It depends on your roof: its size, pitch and number of stories, the roofing material, how many old layers come off and whether any decking needs replacing. Tile usually costs the most to install. For a quick estimated range, our Instant Quote measures your roof from satellite imagery. Your actual price comes in a written scope after a free roof evaluation, before any work begins, and financing can spread it into monthly payments.
How long does a roof replacement take?
Most home roof replacements take 3 to 5 days. The roof’s size, the roofing material, any decking repairs and the weather can change that.
Do you pull the permits?
Yes. When your roofing project needs a building permit, we pull it for you.
What are the signs I need a new roof?
Look for wear across the whole roof rather than one problem: shingles that are brittle, curling or shedding granules everywhere, a flat roof membrane worn through in many places, leaks that keep coming back in different spots, or soft decking. Tile is different, because the tiles often outlast the underlayment, so a tile lift & relay may be all you need. A free roof evaluation shows which one you’re dealing with.
Can I finance a roof replacement?
Yes. Roof financing options are available to help spread the cost of your new roof into monthly payments, subject to credit approval. The Instant Quote on this site shows example monthly payments, and your written scope and price come first, so you know exactly what you’re financing.
Do I have to replace the whole roof at once?
Not always. A single section, such as a flat roof over an addition or a detached garage, sometimes wears out well before the rest and can be handled on its own. When the wear is spread across the roof, replacing it all at once is usually the more sensible choice. The roof evaluation photos show which situation you’re in.
How is my yard protected during a tear-off?
We lay tarps to protect your landscaping and catch debris as the old roof comes off, and every job ends with a nail sweep and clean-up. If there’s something close to the house you’re worried about, like a fragile planter or patio furniture, point it out before work starts.
What happens at the end of a roof replacement?
We do a final walkthrough with you, review the finished roof and go over your 10-year workmanship warranty in plain English. It’s also your chance to ask questions and point out anything you’d like us to look at again.
Do you replace roofs on commercial and HOA buildings?
Yes. A commercial roof replacement is planned so the building stays open during the work. HOA and multi-family projects get one point of contact for the whole job.
Roof inspections
Is the roof inspection really free?
Yes. For homes, our roofer-led roof evaluation is free, with no obligation and nothing to pay up front. We use drone footage to see the roof’s condition, explain what we find in plain English and give you a clear next step. The optional $199 Roof Check is a separate tune-up visit, and the $199 is credited toward a repair or replacement if you move forward.
What do I get after the roof evaluation?
Photos of what we found, a plain-English explanation of what they show and one clear recommendation: repair, monitor, maintain or replace. If work is needed, you get a written scope and price before anything starts, with no pressure to decide on the spot.
I’m buying a home. Is a general home inspection enough for the roof?
A general home inspection looks at the whole house, and the roof is one item on a long list. A roofer’s evaluation focuses on the roof alone, with photos of the roofing, flashings and vents. That matters most on tile, which can look sound from the street even when its underlayment is near the end, and on homes with flat sections that are easy to miss from the ground.
Can you tell how much life my roof has left?
We can tell you what condition it’s in and what kind of wear to expect next, but nobody can promise an exact number of years. On tile, most of the underlayment is hidden, so we judge it from the areas we can see, the roof’s history and signs like leaks or stains. The photos help you plan ahead instead of reacting to a leak.
Is a free roof evaluation worth it after a storm if nothing is leaking?
Often, yes. High winds and heavy rain can loosen flashings, shift tiles and break shingle seals without an immediate leak, and a noticeable earthquake can crack ridge mortar and nudge tiles out of place. Those weak spots tend to give way in the next storm. If water is already coming in, our emergency roof repair page explains how we handle it.
Do I have to hire you for the work after the roof evaluation?
No. The roof evaluation is free: you see the photos and decide what’s next, with no pressure either way. If you’d like us to do the work, you’ll get a written scope and price first.
What should I tell you before the roof evaluation?
Anything you’ve noticed: stains, drips, roofing pieces in the yard, past repairs, the roof’s age if you know it, a recent storm or an upcoming sale. That context points the roofer to likely trouble spots, and the rest of the roof still gets checked.
I’m selling my home. Should I have the roof inspected first?
It can help. Knowing the roof’s condition before you list gives you time to handle small repairs on your own schedule, plus photos you can share with buyers. That makes the roof less likely to become a surprise late in the sale.
How is a free roof evaluation different from a maintenance plan?
A roof evaluation is one visit that shows where your roof stands today. A roof maintenance plan is set up after a free roof evaluation, around your roof’s type, age and condition, with visits on the schedule in your plan and a photo report after each one. Anything beyond the plan gets a written price before work.
Do you inspect roofs on commercial buildings?
Yes. Offices, retail centers, warehouses, churches and other commercial buildings get a roofer-led, photo-documented roof survey of the membrane, drains, flashings and equipment curbs. Ongoing care is covered on our commercial inspection & maintenance page.
Tile roofs
What’s the difference between clay and concrete tile?
Clay tile is fired in a kiln, tends to hold its color and is the traditional choice for barrel and S profiles. Concrete tile is made from cement and sand, comes in flat and S profiles and can fade or turn porous as its surface weathers. Both crack under careless footsteps, and each needs its own approach when replacement tiles have to be matched.
How long does a tile roof last?
The tiles and the layers under them age on different clocks. Well-kept clay and concrete tile can go for decades, while the underlayment beneath is usually what gives out first, especially after years of Southern California heat. When an older tile roof starts leaking, that hidden layer is the usual suspect. Our guide to when tile roof underlayment should be replaced covers the warning signs.
Is it safe to walk on a tile roof?
We’d advise against it. Tiles crack when weight lands on an unsupported spot, and the damage often can’t be seen from the ground. If someone needs roof access for other work, ask how they plan to protect the tile before they climb up.
My Spanish-style home has flat roof sections too. Can you handle both?
Yes. Many Spanish Revival homes pair tile with flat areas behind parapet walls, and the transitions between them need as much attention as either roof. We look at both during the roof evaluation, and our flat roofing work covers the low-slope side.
Do you work on tile roofs in my area?
We serve homeowners throughout Los Angeles County and Orange County, from Santa Monica and Burbank to Long Beach and Newport Beach. See our service locations, or book a free roof evaluation and we’ll confirm your address is covered.
Tile lift and relay
How do I know if my tile roof needs a lift & relay?
Common signs are leaks with no visibly broken tiles, ceiling stains after heavy rain, repeated repairs in different spots, and underlayment that’s brittle or torn where it can be seen. A tile roof inspection confirms it with photos, and our guide to tile roof underlayment walks through the signs in more detail.
Will my roof look the same afterward?
That’s the point of a relay. We reuse your tiles wherever they’re sound and replace broken ones with the closest available match. Where a match isn’t exact, replacement tiles can go on less visible slopes so the originals stay where people will see them.
Is a lift & relay less expensive than a new tile roof?
Usually, because the tiles are reused. Your written scope shows the price before any work starts, and if replacement makes more sense, we’ll explain why.
Can you replace just a few cracked tiles instead?
If the underlayment is still in good shape, a targeted tile roof repair may be all you need. The roof evaluation tells you which applies.
What happens to the battens, bird stops and ridge tiles?
The relay is the natural time to fix them. Damp battens can rot, and missing bird stops let birds, debris and embers in at the eaves. Ridge and hip tiles go back in fresh mortar or with a mechanically fastened detail, and your written scope spells out which.
Shingle roofs
What’s the difference between architectural and 3-tab shingles?
A 3-tab shingle is a single flat layer cut into three tabs, which gives the roof a uniform look. Architectural shingles are laminated from more than one layer, so they’re thicker, show more depth and generally handle wind better. They’re the usual choice for new shingle roofs today.
Should I choose shingles or tile for my home?
It comes down to your home’s framing, style and budget. Tile has its own distinct look and is much heavier, while shingles are lighter and usually cost less to install. You can compare the two on our tile roofing page, and we’re glad to talk through the tradeoffs for your home.
Can shingles go on a flat or very low-slope roof?
No. Shingles rely on the roof’s pitch to shed water, so flat and very low-slope areas need a different system. Plenty of homes here pair a shingled main roof with a low-slope section over a porch or addition, and our flat roofing page covers those.
How long will a shingle roof last in Southern California?
There’s no single answer. Shingle quality, installation, attic ventilation and sun exposure all play a part, and a sunny slope in the inland valleys usually ages faster than a shaded one near the coast. Rather than guessing from the roof’s age, a free roof evaluation looks at its actual condition.
Which cities do you serve?
We work across Los Angeles County and Orange County, from Santa Monica, Pasadena and Long Beach to Anaheim, Irvine and Newport Beach. Visit our service area page to find your city.
Flat roofs
Is a flat roof actually flat?
No. A well-built flat roof has a slight slope, often too gentle to notice, that moves water off the roof. If water still sits in the same spots long after the rain stops, the slope or the drainage needs attention.
What is modified bitumen?
It’s a tough, asphalt-based roofing membrane with built-in reinforcement, typically installed in layers with overlapping, sealed laps. It handles routine foot traffic and strong sun well, one reason it’s so common on low-slope homes in Southern California. The right system for your roof still depends on its condition and drainage.
Do you work on the flat sections of Spanish-style homes?
Yes. Many Spanish and Mediterranean homes pair tile roofing with flat sections hidden behind parapet walls, drained by scuppers through the wall. We look at the flat areas, the parapet caps and the wall flashings, not just the tile you can see from the street.
Do you work on flat roofs for commercial buildings?
Yes. Offices, shops, warehouses and many other commercial buildings rely on low-slope roofs, and we plan that work around each building’s condition and drainage too. Visit our commercial roofing section for details.
Do you work on flat roofs in my part of LA or Orange County?
We work across Los Angeles County and Orange County, in cities such as Glendale, Torrance, Anaheim, Santa Ana and Huntington Beach as well as Los Angeles itself. Our service area page shows whether your city is on the list.
How long does a flat roof last?
There’s no single answer. The roofing system, how well the roof drains, how much sun it takes and how often it’s maintained all play a part, and water that sits on a flat roof after rain shortens its life. Rather than guessing from the roof’s age, a free roof evaluation looks at its actual condition.
Metal roofs
Can I switch from a tile or shingle roof to metal?
Usually, yes. Switching means a full tear-off, new underlayment, and trims and flashings made for metal. The deck gets a close look too, since the panels need a solid, flat surface underneath. If you’d rather keep the look you have, we’ll compare metal honestly with a tile roof replacement or shingle roof replacement.
How long does a metal roof last?
Metal roofs are known for long service lives, but we won’t promise you a number of years. How long yours lasts depends on the metal and finish, how much sun and salt air it sees, and the quality of the installation. We focus on the part we control: careful work backed by our 10-year workmanship warranty.
Will a metal roof hold up to salt air near the coast?
It can, with the right choices. Salt air is hard on any metal, so homes near the water in places like Huntington Beach and Santa Monica need a panel metal, finish and fasteners chosen for that exposure. Cut edges, trims and flashings need careful detailing too, and we’ll go over coastal options before anything goes into your written scope.
Can you repair a metal roof instead of replacing it?
Often, yes. Many metal roof leaks come from loose fasteners, worn sealant or flashing at walls and vents rather than from the panels themselves, and those can be repaired. See metal roof repair.
Do you inspect existing metal roofs?
Yes. A roof evaluation on a metal roof looks at the seams, trims and flashings, the sealant around pipes and vents, any loose or backed-out fasteners and signs of corrosion. You get photos and a plain-English next step: repair, monitor, maintain or replace.
Attic ventilation
How can I tell if my attic isn’t ventilated well?
Common signs are upstairs rooms that stay hot, an air conditioner that runs nearly all day, a musty smell, damp insulation, stained decking and shingles that curl or blister. Some of these have other causes, so a roofer’s inspection, with photos, is the way to find out which one you have.
Do I need ridge vents or box vents?
It depends on your roof’s shape and the intake you already have. What matters is balance: air coming in low at the eaves and leaving high near the ridge. We recommend vents based on what the photos show and put the plan in your written scope.
Can you add ventilation without replacing my roof?
Often, yes. Vents can be repaired, replaced or added on their own. If your roof is close to the end of its life, we’ll say so and show you why it may be better to do the ventilation with a shingle roof replacement or a tile roof replacement.
Does a tile roof need attic ventilation too?
Yes. Any pitched roof over an attic, tile or shingle, needs air moving through it. Our roof inspection checks the vents on a tile roof the same way as on a shingle roof.
What about a flat roof?
A flat roof with no attic space has no attic vents to add. On a flat roof, how water drains matters more, so see our flat roofing services.
Does your warranty cover ventilation work?
Vents installed as part of a roof replacement are covered by our 10-year workmanship warranty. Repairs carry the manufacturer’s warranty on any materials used, which depends on the product and its warranty tier.
Commercial roofing
What types of commercial buildings do you roof?
We roof office buildings, retail stores, churches, industrial facilities, shops and small businesses, warehouses, and malls and shopping centers. Apartment buildings and condo communities are covered by our HOA & multi-family roofing service.
Can our building stay open while you work on the roof?
Usually, yes. Most commercial roofing happens while the building is in use, so we plan access, noise, staging and deliveries with you before work begins. If any step needs an area cleared, you’ll know ahead of time.
Do you repair commercial roofs, or only replace them?
Both. Many commercial leaks trace back to one failed flashing, a clogged drain or a worn seam, and a targeted repair is the right fix. When a roof is near the end of its life, the survey photos show it, so you can plan and budget for replacement.
Do you offer ongoing maintenance for commercial roofs?
Yes. Scheduled roof care covers seasonal checks, clearing drains and debris, and a photo record you can keep with your building files. It helps you catch wear early and deal with it before the rainy season.
Do you work with contractors and property management clients?
Yes. We partner with contractors, builders and property management clients across Los Angeles and Orange County. Our contractor partnerships page explains how those projects run.
Maintenance plans
My roof is almost new. Why start a plan now?
Most manufacturer warranties have maintenance conditions in them, and claims get denied for missing records. Starting now builds the paper trail that protects the warranty you already paid for.
Can’t I just call when it leaks?
You can, and we’ll come. But water on the ceiling usually means it’s been in the assembly a while, so you’re paying for the roof and whatever it got into. And when it really rains here, every roofer in the city is booked out two weeks.
Am I locked in?
No. It’s month to month, you can cancel any time online or by phone, and you only ever owe for visits already done.
What if you break my tile?
We replace it, at no charge to you. Tile breaks — anyone who tells you otherwise hasn’t walked enough of it. We minimize foot traffic, photograph what was already cracked before we start, and own what we break.
Can HOA boards and property management clients set up a plan?
Yes. A plan can cover the buildings across a community, including carports and common-area roofs — as long as it’s roofing material, not patio covers — with one point of contact for the board or manager. The photo reports are easy to share at board meetings, so decisions rest on what the roofs actually look like.
Is a maintenance plan the same as a tune-up?
Not quite. A roof tune-up is a one-time visit to fix a list of small issues, while a plan is ongoing, with scheduled visits and a running photo record. It often makes sense to start with a tune-up, then move into regular care.
What does a roof tune-up include?
It depends on the roof. On shingles, it usually means resealing lifted tabs, fixing nail pops, renewing flashing sealant and replacing cracked pipe boots. On tile, it means resetting slipped tiles, replacing a few cracked ones, resealing vents and clearing valleys. On a flat roof, we reseal flashings, patch small blisters and splits, secure edge metal and clear drains and scuppers. Your written scope spells out exactly what we’ll do.
Will a tune-up fix an active leak?
Sometimes, if the leak comes from a small, obvious source like a split pipe boot, a slipped tile or a clogged drain. Leaks that need tracing, or that come from worn underlayment or a failed flashing, need a proper roof repair, and the roof evaluation tells you which one you’re dealing with.
When is the right time for a tune-up?
Late summer and fall work well, after the hottest months and before the winter storms. A tune-up also makes sense after strong winds or a noticeable earthquake, after other trades have been on the roof, and before you sell your home or soon after you buy one.
Can I clean my roof myself?
We’d advise against it. Shingles scuff easily, especially when they’re warm, tile cracks underfoot, and pressure washing strips the granules that protect shingles and can drive water under tiles. Clearing gutters from a ladder is one thing, but walking the roof is a job for a roofer.
What causes the dark streaks on my shingles?
Those streaks are usually algae, which grows on shaded, damp slopes and often shows up where the marine layer lingers. The streaks are mostly cosmetic, but moss is different: it holds moisture against the shingles and can lift their edges.
What can I keep an eye on between visits?
From the ground or a window, watch for slipped tiles, water still standing on a flat roof long after rain, scuppers or downspouts that overflow, and new stains on ceilings or walls. Leave climbing onto the roof to a roofer.
Who actually does the maintenance visit?
An experienced roofer on our own team, every time — never a call-center technician or an outside crew.
Financing
What kind of roof work can be financed?
Financing through Momnt Financing or Service Financing is available for home roof replacements. It doesn’t cover repairs or commercial projects. Once you have your written scope and price, ask us whether financing fits your project.
Do I need a written scope and price before applying?
Yes. Your written scope and price come first, so you know exactly what you’re financing. It also means you’re comparing payment options against a real price for your roof, not a rough guess.
How can I see example monthly payments?
Open the Instant Quote on this site and enter your address, a few details about your roof and where to send your estimate. It shows a ballpark replacement price with example monthly payments. Those examples are for illustration only, not an offer of credit, and your actual price comes from your written scope.
Can I get a free roof evaluation before deciding about financing?
Of course. The roof evaluation is about your roof, not how you’ll pay for it. The evaluation is free, and you can think about financing once you have your written scope and price.
Can financing help with storm damage?
If storm damage calls for a full home roof replacement, financing through Momnt Financing or Service Financing may help spread the cost, subject to credit approval. Repairs, including storm repairs, aren’t financed. The permanent fix still starts with photos and a written scope, and our emergency roof repair page explains those steps.
