Roofing Across Orange County

Many Orange County neighborhoods were built with concrete tile roofs, and plenty of those roofs are now old enough that the underlayment beneath the tiles has worn out. In master-planned communities like those in Irvine, similar homes tend to reach that point around the same time. Along the coast in Huntington Beach and Newport Beach, salt air and ocean wind add wear to flashings, vents and ridge details, while inland cities like Anaheim and Santa Ana see more heat.

Irvine, Anaheim and Santa Ana each have their own pattern. Across Irvine villages like Woodbridge, Northwood, Turtle Rock and University Park, many homes have concrete tile roofs that have been in place for decades; the tiles usually hold up, and the underlayment beneath them is where leaks begin. Anaheim runs from historic homes in the Anaheim Colony to newer hillside houses in Anaheim Hills, with inland heat across the city and dry Santa Ana winds near the hills. In Santa Ana, Floral Park, French Park and Washington Square are full of early twentieth-century homes with Spanish Revival tile or Craftsman details, next to ranch homes with shingle and low-slope roofs.

We start with photos and a plain-English explanation of what we find, then give you a written scope and price before any work begins. That might mean a tile roof repair, a tile roof replacement or a roof maintenance plan for a whole community. Boards and property management clients get one point of contact through our HOA & multi-family roofing work.

Roof conditions we plan for in Orange County

Aging concrete tile

Tiles often outlast the underlayment beneath them, so older tile roofs can leak even when they look fine from the street.

Coastal exposure

Near the harbor and the beaches, salt air and steady wind wear on metal flashings, fasteners and ridge details.

HOA communities

Shared roofs and similar homes call for board-ready reports, phased schedules and clear communication with residents.

★★★★★
“I was recommended this roofing company by a friend, and I’m really glad I went with them. I had a problem with water leaking into my attic from the flashing around the chimney, and the team was very helpful from the start. Tony was the roofer working with me, and he was always professional and friendly. He took care of resealing the flashing and chimney, which made the leak much better right away. He kept in touch with me after the work, and now we’re working on sealing the chimney even more to make sure everything is perfect. I feel confident that the team will get everything fixed up right. Based on my experience so far, I’d definitely give them five stars. Thanks to everyone there for their hard work!”

“Quality roofing specialist exceeded my expectations from start to finish. The crew showed up on time, explained everything clearly, and the quality of the work was outstanding. They were professional, honest, and left the property spotless when the job was done. It’s hard to find reliable contractor in LA, but these guys definitely earned my trust. I highly recommend them to anyone looking for quality roofing work. Five stars all the way!”

“I was looking to replace my shingles roof in Encino and contacted a few roofing companies in the neighborhood. Out of four roofers, Quality Roofing Specialist was the only one that worked with my budget as well as my schedule. Their work was fantastic, and we love the outcome. They exceeded my expectations. I will definitely recommend to friends.”
