HOA & Multi-Family Roofing · ReserveReady®
QRS provides HOA & multi-family roofing for boards and property management clients across Los Angeles and Orange County, from roof inspections and repairs to replacements phased building by building. Our ReserveReady® program gives your board photo reports, phased proposals and long-range budget planning, with one point of contact throughout. It starts with a roofer-led roof survey of each building.
Overview
Whether it’s a townhome community in Irvine or an apartment building in Long Beach, a multi-family property is really a collection of roofs. Buildings put up at the same time can age differently depending on sun, shade and drainage, and carports, clubhouses and other common-area roofs often use a different system altogether. Before a board or property management client can make a sound decision, they need a clear picture of every one of them. We inspect each roof, photo-document what we find and organize it into a report your board can review, building by building.
From there, we help you separate what’s urgent from what can be planned. Some roofs need repairs now, while others can be monitored or scheduled into a later phase so replacements fit your budget. Because we work on tile, shingle and flat roofs, the whole property can stay with one contractor. For office, retail or mixed-use buildings, see our commercial roofing services. To get started, request an estimate and we’ll set up a time to walk the property with you.
Our Process
How we work with boards and property management clients
Property walk and roof inspections
We inspect each building’s roof, including carports and common-area roofs, and photo-document conditions so decisions don’t rest on memory or guesswork.
- Condition of each building’s roof
- Carports and common-area roofs
- Gutters, drains and downspouts
- Access, parking and staging needs
Report and written proposal
You receive a photo-documented report and a written proposal with scope and price for each building or phase.
- Repair, maintain or replace, by building
- Photos of each problem area
- Options your board can compare
Phasing and scheduling
We plan the work building by building, with start dates, parking changes and access routes set ahead of time for each phase.
- Phases set by priority and budget
- Schedule details for resident notices
- Staging kept out of residents’ way
Clean, to-spec installation
Qualified crews install the agreed roof system on each building to spec, keeping walkways open and work areas tidy.
Walkthrough and closeout
We review the completed work with your manager or board contact, hand over photos of each building and go over the 10-year workmanship warranty that backs our installs.

Why Choose QRS for HOA & Multi-Family Roofing?
Boards, managers and owners need answers they can take into a meeting, and residents need to know what’s happening overhead. As a licensed California contractor since 2020, we bring that accountability to both.
Reports made for board review
Photos, plain-English findings and a written proposal give every board member the same clear picture, so the decision doesn’t rest on one person’s description.
One clear point of contact
Your manager or board has one contact for schedule, scope and resident questions, from the first property walk through closeout.
Phased around residents
Working building by building keeps noise, crews and parking changes to one area at a time instead of the whole property at once.
Consistent across buildings
When roofs are replaced in phases, we keep materials and details matched so the property looks uniform when the last building is done.
Frequently Asked Questions
Straight answers about HOA & multi-family roofing.
What will our board receive before approving roof work?
A photo-documented report on each roof and a written proposal with scope and price. Findings are in plain English, so board members who have never been on a roof can still weigh the options side by side.
Can the work be phased across several buildings?
Yes. Phases can follow condition, priority or budget, and each one has its own written scope, so it’s always clear what’s finished and what’s next. We confirm each phase’s schedule with your manager before crews arrive.
How do you handle residents, parking and common areas?
We work out staging, parking and access with your manager before work begins and share the schedule so residents can be notified. Crews keep walkways and common areas clear during the day and clean up as they go.
How do you decide between repair and replacement across many units?
We judge each roof on its own condition, not the age of the complex. It’s common for one building to be due for replacement while the next only needs repairs or monitoring, and our photos show the difference. That way the budget goes where it’s actually needed.
Can carports and common-area roofs be included?
Yes. Carports, clubhouses and other common-area roofs can be part of the same report and phasing plan. Many carports are flat or low-slope, so they get a flat roofing system planned around drainage.
