Property management roofing

You answer for the roof. You shouldn’t have to guess about it.

A tenant calls about a stain, an owner asks what the roof will need next year, a board wants options before it votes. Each of those needs the same thing: someone who has been on the roof, photos of what they found and a scope in writing. That is how we work on every building you manage, from one repair to a phased replacement.

How we work

How we work with property managers

  1. Surveyed by a roofer. Shown in photos.

A roofer walks each roof and photographs what matters, with a plain-English next step for each area: repair, monitor, maintain or replace.

    • Drains, scuppers and gutters
    • Flashings, seams and penetrations
    • Rooftop units, skylights and parapets
  2. A scope owners can approve.

Every job has a written scope and price before any work, ready to forward to the owner, the asset manager or the board. Nothing starts until it is approved.

  3. Planned around tenants.

Access, staging, noise and deliveries are worked out with you or the site contact before work begins, and buildings usually stay open while we work. Every job gets tarps, magnetic nail sweeps and daily cleanup.

    • Tenant notices and access times
    • Staging away from entrances and parking
    • Areas to clear, known ahead of time
  4. A record for every building.

Closeout photos go to your files, and a maintenance plan adds scheduled visits with a photo report each time, so the roofs you manage can be budgeted for ahead of time instead of after a leak.

  • Quality roofing specialist exceeded my expectations from start to finish. The crew showed up on time, explained everything clearly, and the quality of the work was outstanding. They were professional, honest, and left the property spotless when the job was done. It’s hard to find reliable contractor in LA, but these guys definitely earned my trust. I highly recommend them to anyone looking for quality roofing work. Five stars all the way!

  • I was looking to replace my shingles roof in Encino and contacted a few roofing companies in the neighborhood. Out of four roofers, Quality Roofing Specialist was the only one that worked with my budget as well as my schedule. Their work was fantastic, and we love the outcome. They exceeded my expectations. I will definitely recommend to friends.

  • I was recommended this roofing company by a friend, and I’m really glad I went with them. I had a problem with water leaking into my attic from the flashing around the chimney, and the team was very helpful from the start. Tony was the roofer working with me, and he was always professional and friendly. He took care of resealing the flashing and chimney, which made the leak much better right away. He kept in touch with me after the work, and now we’re working on sealing the chimney even more to make sure everything is perfect. I feel confident that the team will get everything fixed up right. Based on my experience so far, I’d definitely give them five stars. Thanks to everyone there for their hard work!

Frequently Asked Questions

Straight answers about property management roofing.

What kinds of properties do you roof for property managers?

Apartment and condo buildings, HOA communities, retail centers, offices, warehouses and industrial buildings across Los Angeles County, Orange County and the Inland Empire. Communities with a board and reserve study are covered on our HOA & multi-family roofing page.

Can you send the photos and scope straight to the owner or board?

Yes. You decide who gets them: you, the owner, an asset manager or a board contact. Everyone works from the same photos and written scope, and nothing starts until it is approved.

How do you handle tenants during roof work?

We plan access, staging, noise and timing with you or the site contact before work begins. If an area needs to be cleared, you know ahead of time, so tenants can be told.

What happens when a tenant reports a leak?

Call us. If water is coming in, we can tarp the area to stop more damage, then a roofer finds the source and you get photos and a written scope for the repair. See emergency roof repair for what to do in the meantime.

Do you help with insurance claims after storm damage?

We work with insurance adjusters where we can, and the photos and written scope we provide can be shared with the carrier. Our guide to roof insurance claims explains the process.

Have you worked on commercial buildings like ours?

Yes. On a commercial building in Westminster, our roofers tore the old roof off down to the deck and put on a new base sheet and white cap sheet, flashed at every curb and wall, while the loading yard kept working.
