Warehouse Roofing
QRS provides warehouse roofing across Los Angeles and Orange County, surveying, repairing and replacing large low-slope roofs section by section, with the inventory below in mind. We start with a survey, fix the urgent areas first and phase any replacement around your docks and racking so you can keep shipping.
Overview
Warehouse roofs are big, simple and unforgiving. Across a wide, nearly flat span, water has to travel a long way to reach a drain or scupper, so a low spot, a missing cricket or a clogged drain can leave water sitting on the roof after every storm. Skylights, roof hatches and parapet walls add more details to watch. Many Southern California warehouses are concrete tilt-up buildings with roofs like this, and we repair and replace them with low-slope roofing planned around how water drains.
Size changes how the work is planned. Our roof survey works across the roof in sections, with photos of drains, seams, skylights and flashing, so you can see where problems cluster and budget for them. Repairs can target the worst areas first. For a replacement, we phase the work by section and plan it around loading docks, truck traffic and what’s stored below each part of the roof. Request an estimate to start with a survey of your building.
Our Process
How a warehouse roofing project works
Section-by-section survey
A roofer works across the roof in sections, photographing drainage, seams, skylights, parapets and any areas where water stands.
- Drains, scuppers and crickets
- Ponding and low spots
- Skylight curbs and roof hatches
Scope, phases and dock plan
We write the scope and price in phases, timing each work area around docks, truck access and the inventory below.
- Dock and truck access
- Inventory below each work area
- Staging and hoisting locations
One section at a time
Work moves across the roof section by section, so only part of the building is under construction at once.
Closeout photos by section
Photos document each finished section, drains and flashing included, for your property records.
Drain and roof care
Scheduled checks clear drains and scuppers before the rainy season and build a photo history of the roof’s condition.

Why Choose QRS for Warehouse Roofing?
On a roof this size, guessing gets expensive. We document what we find, rank it and put the plan in writing.
Drainage comes first
Standing water speeds up wear, so we look at how water moves across the whole roof, not just where it leaked.
Priorities you can budget for
Photos and findings by section help you fix the urgent areas now and plan for the rest.
Planned around your docks
Truck traffic, loading hours and where inventory sits are part of the work plan from the start.
Records for owners and tenants
Closeout photos give owners, asset managers and tenants a clear record of what was done and where.
Frequently Asked Questions
Straight answers about warehouse roofing.
Why does water keep pooling on our warehouse roof?
Ponding usually comes from low spots, clogged drains or areas where water has no clear path off the roof. Over time it wears the surface faster and adds weight. Fixes range from clearing drains to adding crickets, or rebuilding the slope in that area during a replacement.
Can you replace a warehouse roof while we keep shipping?
That’s what phasing is for. We plan work areas around your docks and truck routes and keep material staging out of the way. If a section above sensitive inventory needs a cleared or covered area, we plan it with you ahead of time.
Do you work on warehouse skylights?
Skylights are one of the most common leak points on a warehouse roof. We check the curbs and flashing around each one during the survey and include any roofing repairs in your scope. If a skylight itself is cracked or clouded, we note it in the photos so you can plan for it.
Our warehouse is leased. Can you coordinate with the tenant?
Yes. We can work out access and timing with your tenant’s operations contact while keeping you informed on the scope and findings. Everyone works from the same photos and written plan.
Do you also roof manufacturing and industrial buildings?
Yes. Facilities with production equipment and lots of rooftop penetrations need their own kind of planning, covered on our industrial roofing page. You can also check our service area to confirm we cover your city.
