Industrial Roofing
QRS provides industrial roofing for manufacturing and industrial facilities across Los Angeles and Orange County, from surveys and repairs to full replacement, phased around production and the people and equipment below. We flash every stack and vent properly and plan safe roof access with your facility team before crews go up.
Overview
Industrial buildings put more on their roofs than most. Exhaust stacks, ductwork, vents, conduit and equipment supports add up quickly, and each penetration is a potential leak point. Maintenance crews walk the roof to reach equipment, wearing paths into the surface, and some processes vent residue that wears on roofing around stacks. We start with a close look at all of it, then repair or replace the roof with low-slope roofing systems suited to how your facility runs.
Most facilities can’t pause production for a roof project, so the plan has to fit your operation. Before work starts, we walk through shift schedules, loading areas, what sits beneath each roof section and where crews can safely get on and off the roof. The written scope lays out the work in phases, and closeout photos document each area for your maintenance records. If your site includes storage or distribution buildings, our warehouse roofing page covers those too.
Our Process
How an industrial roofing project works
Survey of roof and penetrations
We survey the roof and photograph every stack, curb, vent and equipment support, along with wear paths, standing water and flashing condition.
- Stacks, vents and ductwork
- Equipment supports and curbs
- Walk paths and ponding areas
Scope phased around production
The scope lays out price, work areas and sequencing around your shifts, loading and the equipment underneath.
- Shift and production schedules
- Restricted or hazardous areas
- Safe roof access points
Controlled installation
Crews stay within agreed work areas and access points, and debris is contained and hauled off as the work moves.
Closeout documentation
Photos of each completed area and every finished penetration go into a closeout record for your facility files.
Maintenance planning
We help you plan routine checks around the parts of the roof that take the most wear, like stacks, walk paths and drains.

Frequently Asked Questions
Straight answers about industrial roofing.
Can you replace our roof without shutting down production?
For most facilities, yes. We divide the roof into work areas and schedule each one around your shifts and the equipment below. If an area needs to be cleared or covered, you’ll hear about it well before the work reaches it.
Why does our roof keep leaking around stacks and vents?
Penetrations heat up, cool down and sometimes vibrate, and residue from some processes breaks down roofing around them. Flashing that was sealed over rather than properly built tends to fail first. We rebuild those details to suit the conditions on your roof.
What do you need from us before a roof survey?
Safe roof access, a contact who knows the building, and any history of leaks or past repairs. If some areas are restricted or call for extra safety gear, let us know so we can plan the visit around it.
Do you also roof the office or showroom part of our building?
Yes. Many industrial properties include front offices or a showroom, sometimes under a different kind of roof. We can include every section in one survey and one written scope.
Do you serve industrial areas in both counties?
Yes. We work with industrial properties across LA County and Orange County, including Los Angeles, Torrance, Anaheim and Santa Ana. Our service area page lists every city we serve.
Tell us what you need.
