Overview
Asphalt shingles give up a little ground every summer. Southern California sun breaks down the asphalt, the granules that shield it wash into the gutters, and the shingles grow brittle, then curl or cup at the edges. Once that wear is spread across the whole roof, repairs turn into a chase from one leak to the next. A full tear-off ends the chase: we remove the old shingles and underlayment down to the deck, check the decking for soft or damaged spots and build the new roof from the bottom layer up.
A new roof is also the time to fix what the old one got wrong. We plan balanced attic ventilation, with intake low at the eaves and exhaust near the ridge, because heat trapped in the attic shortens shingle life. Flashing at walls, chimneys and skylights is part of the plan too, since that’s where many shingle leaks begin. What if the decking underneath is soft or damaged?
